Glenmar Ranches

Glenmar Ranches is a 56-lot custom home community in Eagle Mountain, Utah, developed in partnership with a landowner who prioritized conservation. McCleery Company managed the entitlement and development of 33 one-acre lots, while assisting a neighboring developer with 23 additional lots, all while preserving a large portion of the land as a wildlife preserve with trails throughout.

Bell View

Bellview is an 8-lot subdivision in Woodland Hills, Utah, where McCleery Company assisted a landowner who faced challenges obtaining city approval for her 6-lot plan. By securing final plat approval, reconfiguring the layout to add two additional lots, and saving $600K in development costs, we helped increase the landowner's total value by over $1.5 million.

The View

The View is a 255-key condo-hotel development in Heber, Utah, designed to support the area's transformation into a resort destination. McCleery Company partnered with landowners from both phases to navigate entitlements and approvals, positioning the project for sale to a hotel developer.

24th Street

24th Street is a 21-unit mixed-use development in West Ogden, Utah, featuring commercial space on the ground floor and residential units above. McCleery Company partnered with the landowner to transform a one-acre rental property into a vibrant live-work community, strategically positioned near a new interchange.

Sand Hollow is a master-planned community in Hurricane, Utah, where McCleery Company collaborated with landowners and neighbors to create a unified development strategy. By aligning their goals and resources, we streamlined the planning process, resulting in significant time and cost savings for all parties involved.

Elk Point

Elk Point Development in Woodland Hills, Utah, involved McCleery Company assisting a landowner who struggled to obtain city approval to subdivide their property into two 2-acre lots. Through detailed research and multiple meetings with city officials, we secured the necessary approvals,  that provided the landowner with the flexibility to sell or build on the new lots.

Bella Vista

Bella Vista in Santaquin, Utah, involved McCleery Company stepping in after a developer and investor overpromised and underdelivered, leaving the landowner in a difficult position. We navigated challenges including utility capacity, community sentiment, water availability, and easement issues, ultimately using our Naxxa software to find a suitable buyer for the project.

Ward Ranch

Ward Ranch in South Jordan, Utah, involved McCleery Company assisting a builder seeking a swift exit from a challenging property situation. Utilizing our Naxxa software, we secured a buyer and completed the transaction within two weeks, enabling the builder to move on financially and providing the new buyer with a promising investment opportunity.

Hammersmith Park

We structured a 1031 exchange to acquire the land for this micro-warehouse project, allowing the developer to move forward without tying up their capital. What started as a lending partnership transitioned into long-term equity, giving the builder both momentum and flexibility.

Elim Estates

To help the builder avoid upfront land costs, we purchased the land and funded all infrastructure improvements. This allowed the developer to buy back fully improved lots through a phased take-down schedule that aligned with their build timeline and cash flow.

Evans Park

When Hamlet Homes identified a great site for a 12-lot subdivision, we stepped in to acquire the land and fund development. With land financing off their plate, they could focus purely on construction — accelerating the project and simplifying their operations.

Highgate Cove

McCleery acquired the land and funded development costs for this 34-lot subdivision, allowing the builder to begin construction without carrying the land. By removing that upfront burden, the developer accelerated timelines and focused fully on building.

Oaker Point

McCleery served as a capital partner for this 319-acre master-planned community to fund land acquisition and support multi-phase execution. Our investment structure allowed the developer to focus on entitlements, buildout, and long-term vision.

West Field

In this residential development in Springville, McCleery financed lot acquisitions so the builder didn’t have to tie up capital. That funding allowed the team to move quickly into construction, scale efficiently, and hit their project milestones faster.

From Developer to Disruptor

Steve McCleery didn’t grow up in real estate. He started in tech — working at an AI firm with no kids, no real estate experience, and a growing sense he was made for something more.

So he left it behind.

What followed was years of rejection, financial strain, and pure grit. Steve offered to work for free. Studied until 2 a.m. Knocked doors. Got flooded out of his own home. But when he stopped chasing deals and started serving people first, things changed.
