255 key condo-hotel project in Heber on 6.35 acres of land in the heart of the city. This project marks the rapidly changing feeling of Heber growing from a small farming town to a resort town in support of the new ski resort, the Mayflower.
We were introduced to the land owners of the Phase 1 portion of the development. The land owner of Phase 1 was previously a lender to the project and after 2 years in a bridge loan needed to foreclose on the project. With experience primarily in lending and not entitlements, the land owners recruited us to help get the project to final approvals with the city. We enrolled a land owner that had a Phase 2 portion of the project. Adding Phase 2 to this project brought a host of mutually beneficial additions to both Phase 1 and Phase 2.
The planned hotel will be condominiumized to have individual condos for resale that can be run by the hotel when units are not in use by their owners. Suites have lock off rooms allowing for more bedrooms able to be used by the hotel. Commercial uses on the ground floor for Phase 1 and Phase 2 include: A restaurant, fitness center, day spa, bar, coffee shop, recreational areas, and a ton of office space that could be used as convention meeting space. Commercial spaces are aimed to be useful to the community as well as the residents and guests of the hotel. The goals of the landowners are to entitle the project and sell to a hotel developer.
